Happy Fall! Some of us are very excited to break out our warm sweaters and slippers, while others are planning their next warm vacation to feel the heat again as soon as possible.
In the meantime, real estate agents and home buyers and sellers are in full swing because the fall real estate market is upon us, and is busier than ever. With that comes lots of listing appointments with sellers, and there are fairly consistent questions that home owners ask when planning their sale and one of them is this: “what do we need to do to get our house ready to sell?”
We love this question, and although each home we sell has a tailored, very detailed design and staging plan by our staging team, there are some common fixes that we can recommend to prepare for the most profitable sale possible.
- A fresh coat of paint. We’ve said it before, and we will say it again – a fresh coat of paint on the walls makes a huge difference in the way it looks, and feels. Instead of dated and drab, a fresh coat of paint makes a house truly shine, and feel incredibly fresh and clean. It’s, hands down, the best way to update the interior.
- Simple updates to fixtures. This may include switching out light fixtures, kitchen or bathroom faucets or cabinetry knobs. By updating these items you could increase the value of your home by more than you’d expect.
- Landscaping, especially at the front of your home, is a really good way to increase the appeal of your home. This may include some simple seasonal planting in flower beds, pruning unruly trees or adding some beautiful outdoor urns filled with bright arrangements. A stunning seasonal wreath on the front door is also a great detail, and easy to introduce.
Let’s be clear – staging is only a small part of the entire picture when it comes to selling a property. There are many other parts, such as detailed sophisticated marketing, extensive buyer reach, and most importantly using an experienced agent who has knowledge both in the community, but also in the variety of markets – this is totally critical.
