Have used realtors several times in my adult life and our experience with DeClute has been the best we’ve ever had. Tyler is very personable, and also extremely knowledgeable. Not just about real estate and the area, but also about construction, neighbourhoods, space etc. He was able to point out things I would never have thought of and he answered so many of our questions and gave so much excellent advice. We were in an early stage looking for a home when we met Carrie Skidmore who was representing seller at one property. She made instantly impression on us. She was honest, direct and really listened. That property was too expensive for us, but she was still respectful, took time and treated us well. When we decided to take realtor helping with our house search, she was obvious choice. Many other realtors were annoying us so much, being super pushy, calling via phone in situations we asked for email, and pushing solutions that simply did not work for us. Carrie was very different, calm, realistic and adjusting to our needs. Our brief on the new house was difficult. Any area in GTA BUT with less than hour public transport for both of our offices, space for kids’ bedrooms and separate home offices, natural light, connection to nature etc. Since our budget was tight, we were interested in property which bones were healthy, but which was cheaper due to renovation needs (which we are to certain extent able to do ourselves). Carrie helped us to find our dream home and negotiate very reasonable deal for it. She also connected us with amazing professionals to tackle legal, mortgage negotiations, trades etc. The experience with her was simply wonderful and we would highly recommend her for any property needs. When I approached DeClute to sell our home I had no idea I was going to be connected with the most amazing broker I've ever worked with. DeClute has a great reputation so we were expecting good service, and Carrie Skidmore completely surpassed our expectations. Thanks to her our home sold quickly in a difficult market. The buyers are a perfect fit for us, not only for the price but with a really fast closing date that is exactly what we were hoping to get. All we had to do was stay out of Carrie's way! She organized everything to get our home ready for sale so it was very low stress for us. DeClute's in-house designer did a stellar job, we followed all her suggestions. We had a specific location South of Queen Street) and yes we did see properties  that we ambitiously thought we could manage, Tyler indulged us with every viewing. He then quickly notified us of a private sale that ticked all our must-haves. A quiet street with beautiful multi level decks… steps to the boardwalk and beach, exposed brick walls. Just wrapped up on a new apartment with Jake Muller and I can't recommend him enough. From the very beginning he heard what I wanted, anticipated what I needed, and helped at every turn to make sure I found the perfect spot. He provided a curated (and ongoing) list that worked within my budget, favourite neighbourhoods, and types of spaces; and was there at each showing to ask the hard-hitting questions I never would have thought to. We bought and sold our house with Carley McIntosh and couldn’t have asked for a better agent! On the buy side - she helped us navigate a multi offer scenario (while I was out of town in a different time zone!) and got us in to our new home while being honest, transparent and on our side the whole time. On the sell side - she miraculously got us from living in a chaotic home with 2 young kids - to a beautifully staged home - to a multi offer scenario within 2 weeks! (in a pretty not-so-great market!) On the post-buy / sell side she stuck by us and answered every new homeowner question - from “what’s a water softener” to “any idea how much it’ll cost to remove this closet?”.  She made herself available and never had us feel like we were asking dumb questions. We were honestly very skeptical of Toronto Real Estate going in to this (we’ve all heard our share of sleazy agent horror stories) but our experience with Carley has thoroughly convinced us of the amazing value an incredible agent brings to the table. This review is for Jacqueline Chapman. She is simply the best. I had the good fortune of having her call me back when I had left a voicemail with Declute. I have a rental property in the area, ready for occupancy in mid-December. Despite it being a slow period, Jacqueline was able to help me find good quality tenants. On top of MLS, she worked hard to promote the property in other channels, which was critical in a slow market. Throughout the tenant selection process, she listened to my needs and provided helpful guidance. Due to the pleasant experience, I proceeded to have her sell a condo. Again, she met all expectations and we were able to sell within a week of listing, where other properties in the building were sitting for a month or more. She stayed on top of all the activities from staging, listing, showing to de-staging. She always kept me in the loop and took care of everything. I highly recommend Jacqueline whether it is for leasing or for selling. She is knowledgeable of the market, is a great negotiator and most important of all, is very responsive. Being based in the UK meant we had to do viewings over FaceTime which I was initially apprehensive about however I needn't of worried as Jacqueline gave her honest opinion about each and every property we viewed for which I was very grateful.  Jacqueline was very responsive to my messages and no question was too much trouble to answer.  In the end it was Jacqueline's drive and tenacity which put us in a great position to secure the perfect property which hadn't even hit the market. I cannot recommend Sylvia Lindae enough. She was our not-so-secret weapon when it came to buying our dream house in the east end of Toronto. A feat we didn't think was possible, especially at our modest budget. There are a lot of realtors in the city, but finding the right one for you can be a real challenge. We struggled to find the right one until we met Sylvia. She was everything we were looking for in a realtor. Someone that is: experienced, well-versed in the area we wanted to buy, well-connected, patient, honest, responsive, kind, and incredibly good at what she does. We also wanted someone we felt like we could connect with and cared to better understand us and our needs. And she definitely hit all those points. She was never pushy or tried to rush us into something we didn't want by scaring us about the state of the market like other realtors we encountered. She also was our voice of reason when we rushed ourselves. We never once waited for a response from her. She was so responsive that I genuinely don't know how she does it all. If she wasn't available for a last minute house viewing, she'd arrange for one of her colleagues from DeClute to jump in (we met Stefani and Lani and both were also very nice). She was always prepared and pointed out watch-outs and things to be aware of when looking at homes that we never would've thought of that would require extra work and money that we needed to factor in. She is also very well-respected and connected. She has a reputable vendor to recommend for just about everything, and we've relied on her support even after we bought our home. Is it weird to feel this strongly about a realtor? Maybe. But I know for a fact a big reason our offer was chosen out of 14 other offers where our bid wasn't even the highest, is because she worked very closely with us, represented us well, communicated with the seller's realtor well, and was very thorough and organized with our offer application. (We heard of applications being thrown out due to being incomplete or incorrect, this is why it's so important to have a good realtor!) My realtor Stefanie has been the best Realtor for me and I cannot say this enough! I was a student last year and even though the Toronto Rental Market is extremely competitive especially for students she was extremely accommodating and helped me and my roommate along the way to get the quick and successful offer done. (She even gave me rides when we were going or the viewings!) She was very responsive and is still currently helping me even after a whole year for any advice on renting once again or other relevant issues. When it came time to sell his home on top of Scarborough bluffs, Rick sold the property for considerably more than I had expected. However, it was for the "above and beyond" assistance he gave me for which he should be truly commended. My father was a bit of a hoarder. At the time my health was very poor. Rick's assistance in emptying the house, removing items to storage and to the local landfill was invaluable. I would like to commend Jacqueline Chapman's hard work on the sale of 221 Kingswood Rd. Jacqueline  paid attention to all the details and provided a handy man, a stager, movers for the staging, storage for the furniture that was not required for the sale of the house and a wonderful downsizing and decluttering specialist. All the resources that Jacqueline provided were fantastic and I never had to worry at all about any part of the selling process. Having Jake Muller as my agent was the best decision I made in my condo rental search. I was applying for units remotely from Ottawa and he would book viewings for me ASAP, often the same day that I asked, and go through multiple units back-to-back while video calling me to show every unit in detail. He would look through each unit with my preferences in mind and always pointed out any negatives he could find. The market was super competitive and there was tons of aggressive bidding going around. With that being said, Jake helped me not over bid and he never pushed me to make an offer. Instead dissuaded me multiple times from making rash decisions since he really wants his customers to be happy with their place long term. Once I had secured a place for myself, he worked closely with the leasing realtor to get all the paperwork done while simultaneously communicating to me any caveats that were in it. Even after the deal was done and we had concluded our business he still offered to help me with the move-in since I do not have a car and to introduce me to other newcomers to Toronto. It was necessary for us to list and sell our home in a timely manner due to our impending move overseas. My experience working with Jake Muller from DeClute was absolutely brilliant! In this highly-competitive rental market, Jake stuck with me through a month of showings and putting in multiple offers till we were able to secure a place. He was very thorough, making sure to do all necessary due diligence on each property we looked at. The best part of working with Jake, beyond his resilience and high spirits, was his effective communication. He would check in with the listing agents multiple times to understand the interest on the properties well, and also would communicate any facts and findings in real time to me. This definitely helped a lot with negotiating and timing our offers optimally. Lastly, Jake being backed by the amazing team at DeClute was also very helpful. Putting down as many offers as we did, we came across various interesting clauses and contracts. DeClute’s team deeply understands all things real estate, including the law, which helped us make sure the contracts didn’t have any questionable jargon within them. This spring, my sister and I were looking to purchase our first condo downtown Toronto. We were looking for a home that was 1000sqft, had a window in the second bedroom, had a balcony with a view, was within 3 blocks of our desired area, and something that was within our budget. Believe it or not, this was very difficult to find, especially with rising interest rates and the overly competitive spring market. I can't speak highly enough of the experience that my husband and I had working with the DeClute team. From the first moment that we spoke with Rick and then Courtnie, we knew this would be a great working relationship. Selling our home is obviously a major deal and we did our due diligence reading every single Google review and calling three independent references-we were not disappointed but in fact, felt that the references were thoughtful and realistic with their compliments and helped to manage our expectations. From the staging to the negotiations, follow up questions and general nerves, Rick and his team were consummate professionals. I should just add that Rick himself is the real deal. I remember looking out the window one afternoon, just before the house was going to hit MLS, and seeing Rick breaking down the dilapidated arbour that had been in our backyard for years. Rick took the arbour apart and carried it to his truck, piece by piece-he did it himself. This attention to detail and care carried through our whole experience which was a long 6 month close. Positives: ethical, professional, knowledge, responsive, full service We recently sold our house through Rick and Rochelle DeClute at DeClute Real Estate, and wanted to share our feedback. First, I was previously a real estate agent, and as such have an insider view of the business. I will say that there are very few realtors that are ethical and truly represents their clients. Rochelle and Rick are among those very few. Selection process: my wife and I wanted to select for interview 3 realtors/teams. Criterias of evaluation were: Strategy to Sell; Experience; Preparing the house to be sold; Team (if any); Pricing; Why work with you? I will pass on all the questions, but Rick/Rochelle scored a solid 100%. I will mention that they also will not do dual representation (speaks highly of their ethics) which put them above the pack. Preparing the house: We are moving to Quebec, so had very little availability between work and going to our new house in Quebec. From the get go, Rick/Rochelle took care of all logistics aspects very quickly: - getting the designer in to evaluate what work needed to be done; - getting the contractors in for the quotes (3 different contractors). - calendar of events (move out furniture, reno, staging, inspection, photos, go-to-market) all retro-planned to our target offer-night. The fact they took care of everything (even picking up the tile) is priceless. So they offer a complete full-service. Reno: having Kalima as our designer helped greatly. The house before and after made all the difference. We had many people stopping by to tell us how good the house looked like. So the combination of knowing what to do, having experts help (designers, contractors) were key to the success. The came time to go to market. We left the house for 10 days upon their recommendation - which I highly recommend given the number of showings. We ended up getting a pre-emptive offer ("bully" offer if you prefer) on the 2nd day. We received an offer which was very fair, but we were unsure if we wanted to take it or wait until offer night. Rick used his negotiation skills to get us a revised offer that we were extremely happy with. Actually, this resulted in a best case scenario for us. And I want to emphasize this. When you have a great offer, most agents would take that offer, since going back to get more money only makes a tiny difference in commissions, but a substantial difference for the client. In this case, Rick's negotiation resulted in $100,000 and we ended up selling our house for $300,000 over asking, which was our "shooting for the moon" target. In the end, I cannot think of anything Rochelle/Rick could have done better. I highly recommend them - they are among the most knowledgeable, experienced, and ethical real estate agents you can find. We worked with Carrie Skidmore for our move into the city and were so impressed by her level of commitment to getting us into the various properties we were interested. She worked quickly and actively communicated with selling agents - essential for the fast-moving pace of real estate these days. Our search for the right house took about a year, and Carrie patiently stood by us and supported us during that nerve-wracking time. My husband, Slav and I have had a marvellous experience in the selling of two properties and purchase of our new condo. We were able to get our first home with Carrie Skidmore's help. She's very knowledgeable and hardworking, but more importantly, she has an incredible amount of patience. Being our first home purchase we asked her so many questions and saw so many places (sometimes the same place twice or 3 times in the same week), and not once did she seemed annoyed. She's very dedicated and professional and you can tell she truly loves her job.
