As Realtors®, we hear time and time again, “The house had everything we wanted, but it just didn’t feel right.” It’s hard to put a price on a feeling, the one buyers get when they walk into a house and just know it’s the one.
When staging is done right, it allows every buyer to experience that ‘feeling of home’ as soon as they walk through the front door. Not only does staging help buyers visualize themselves living in a space, but it also connects buyers to the property and creates a feeling of attachment and want. When a buyer becomes attached to a property, they will likely pay top dollar to have it for themselves.
Staging is much more than simply moving furniture around in a room. Staging is truly an art. Consideration is given to the layout of the property, the home’s details, the target audience and the buyer. A good designer will highlight the details a seller wants to showcase and soften the attributes that will not be as appealing or personalized to the seller.
According to a 2020 survey of 13,000 staged homes conducted by the Real Estate Staging Association, 85% of staged homes sold for 5% to 25% over the listing price. The study also showed that staged homes sell an average of nine days faster than unstaged homes.
Staging is an art and a science, and the science shows us that certain rooms hold more value to buyers than others. The National Association of Realtors® did a study in 2021 and found that in terms of staging, the living room was 46% more important to buyers, followed by the primary bedroom (43%) and staging the kitchen was least important at 35%.
